Vast Scope

Owning rentals should not be work!  We will provide research, quoting, rental care and many more duties allowing you to own a Rental - Stress Free!

We offer three different prices when using our rental or management services:


Option #1:

-       We will provide you with a copy of our application

-       You will advertise and show the property yourself

-       Completed applications for tenants will be brought to our office and we will screen them.  This includes:

1.     Credit check

2.     Income verification

3.     Rental references check

4.     Collecting the first and last month’s rent from approved applicant

5.     Have them sign our lease

6.     Verify heat and hydro has been transferred into their name

-       A copy of the application, lease, an invoice and a cheque for the rent will be provided to you

-       You would then manage the property yourself

-       The cost for this option is $450.00 plus HST

 

Option #2:

-       We will advertise the property

-       We will show the property to prospective tenants

-       We will screen the applicants (See Option #1)

-       A copy of the application, lease, an invoice and a cheque for the rent will be provided to you

-       You would then manage the property yourself

-       The cost for this option is the last month’s rent

 

Option #3:

-       We will advertise and show the property

-       We will screen the applicants (See Option #1)

-       A copy of the application, lease, an invoice and a cheque for the rent will be provided to you

-       The cost for this option is the last month’s rent

 

-       At this point we would manage the property on your behalf.  We offer the following services for this:

1.     We provide a letter to your tenants (if already occupied) notifying them that we are the new Landlord and contact for them

2.     We are on call 24 hours a day

3.     Arranging grass cutting and snow removal if applicable (not applicable for full house rentals)

4.     Arranging for annual furnace service to ensure proper care for it

5.     We have a crew of contractors that we employ from general handymen, plumbers, electricians etc. that offer us preferred pricing (Large repairs/work gets your approval first)

6.     If the tenant vacates with the appropriate notice then for us to fill the property again we would only charge ½ a month’s rent

7.     If at any point a tenant in your property needs to be evicted, then as licensed paralegals we would act on it right away

1.     If a tenant that we approved needs to be evicted then our court time as paralegals will be of no cost to you (filing fees or a fee for hiring the Sherriff will be charged to you)

8.     We guarantee tenants we place for 1 year

-       The cost for full management is 8% of the rent as we collect it
